What is happening with your floor?

Start with the condition you can see. The inspection considers the surrounding conditions before drawing conclusions.

Hardwood

Cupping, gaps, splits, movement, and finish concerns.

LVP / LVT

Cracked rigid core, broken edges, open joints, and movement.

Tile

Height differences, cracks, grout concerns, and hollow-sounding areas.

See the condition in context

A wider view identifies the area. A closer view shows the detail. Measurements and site observations help explain what the photographs alone cannot.

1. Wider view: locate the concern in the room.
Close view of a fractured rigid-core plank edge and exposed core
2. Close view: document the fractured edge.

These photographs are from the same completed inspection. The cause of a flooring concern must be evaluated from the evidence for that assignment.

Prepare a useful first request

Start with the property city, the flooring material, and what has changed. Describe whether the concern affects one plank, a group of tiles, an entire room, or several areas. Include the installation date and the date you first noticed the condition when those are known. If a repair, sale, warranty response, or other deadline is approaching, include the actual date.

Keep product labels, invoices, installation instructions, prior reports, and dated photographs together. You do not need to have every document before making contact. Tell us which records are available and which details remain unknown; that helps define the next step without treating an assumption as a fact.

Flooring Specialists confirms the assignment before work begins. Some questions benefit from an initial records review; others require a site inspection. The proposed work identifies what will be examined, which testing is relevant, and what written work is included. Destructive testing or other work beyond that scope requires a separate discussion.

For examples of how the evidence is presented, see the inspection photographs and inspection report overview. David Craig’s training and industry background page links to the source records. The NWFA homeowner resources provide additional background on real wood flooring; product-specific requirements must still be checked for the floor being examined.

A Flooring Specialists report explains the documented condition and the basis for the analysis. It does not promise a warranty decision, settlement, or other result. The purpose is to give the people reviewing the concern a clear record of the evidence and any limits on what can be concluded.
